Amarr Weather Seal Replacement: The Mesa Owner’s Guide

We stock and install Amarr-compatible bottom weather seal replacement in Mesa for $90-$180 installed, and most jobs are done in under an hour. That price includes the seal itself, removal of the old compressed or cracked material, and a photo record of the finished work before we leave. The weather seal is the rubber strip running along the bottom edge of your garage door, and in Mesa it fails faster than almost any other component because 110-degree afternoons bake the rubber until it turns brittle and loses its compression. You’ll usually notice it first as daylight peeking under the door, a line of dust or leaves collecting just inside the garage, or water pooling at the threshold after a monsoon storm. It’s not a dramatic failure, but it is the kind of slow leak that shows up on your cooling bill and invites pack rats into the garage.

Which Amarr Models This Applies To

Amarr builds weather seals to fit two main bottom-retainer profiles: the T-channel and the round bead. Most Amarr residential doors sold in the last 15 years, including the Lincoln, Stratford, and Heritage series, use an aluminum or PVC retainer that accepts a T-style seal. A few older Amarr models and some carriage-house lines use a 5/16-inch round bead seal instead. The quickest way to know which one you have is to look at the aluminum track clamped to the bottom of the door. If the slot is a narrow channel running the width of the door, you need the T-type. If the seal presses into a circular groove, it’s the round bead.

There’s a compatibility gotcha worth knowing: Amarr seals are measured by the width of the T-end, not the overall flap length. A seal listed as 3/8-inch T fits a retainer with a 3/8-inch channel, and you cannot force a 1/4-inch T into a 3/8-inch track and expect it to stay put. On the aftermarket side, we install a T-style seal that fits Amarr retainers and holds up about as well as the OEM version in Mesa’s climate. We also carry Amarr OEM seal for owners who want the exact factory part, and the price difference between the two is rarely more than $15. Servo Garage Doors Mesa is an independent service provider, not an Amarr dealer, so we stock both and let you choose.

Signs Your Amarr Weather Seal Replacement Is Failing

Signs Your Amarr Weather Seal Replacement Is Failing
  • Visible daylight under the door. The seal has compressed or torn and is no longer making contact with the concrete. In Mesa, this is the number-one symptom our techs see on Dobson Ranch and Eastmark homes where the original seal is five to seven years old.
  • Dust, debris, or monsoon water inside the garage. A functioning bottom seal blocks the low-pressure gap that pulls dirt and water under the door. If you’re sweeping fine dust after every wind event, the seal has lost its flex.
  • Brittle, cracked, or flattened rubber. Arizona UV exposure hardens EPDM rubber over time. Squeeze the seal; if it doesn’t rebound, it’s done, even if it hasn’t torn yet.
  • Rodent or insect entry evidence. Pack rats and scorpions don’t need much gap. A 1/2-inch opening under the door is a welcome mat for both, and a failed seal is usually the entry point.
  • Rising cooling costs in summer. A broken seal allows conditioned air to leak out and superheated air to seep in. It won’t double your bill, but it’s a constant, measurable drain from May through September.

Replacement Cost & What’s Included

Amarr weather seal replacement in Mesa runs $90-$180 installed, depending on door width and seal type. A single-car door uses one seal length; a two-car door needs either one long run or two sections joined in the center. OEM Amarr seal runs slightly higher than aftermarket, and doors with badly corroded aluminum retainers sometimes need the retainer replaced as well, which pushes toward the top of that range. Here’s the breakdown:

  • T-style seal, 8-9 ft door: $90-$120 installed
  • T-style seal, 16-18 ft door: $130-$180 installed
  • Round bead seal, any width: $110-$150 installed
  • Aluminum retainer replacement (if needed): $40-$60 additional

Every price is written and agreed before work starts, per Clause 1 of The Haven Standard. You’ll see the line items; you won’t get a phone call later explaining that the job “ran over.” Clause 4 is why we photograph the failed seal before quoting a replacement and photograph the new seal installed when we’re done. The work carries our 365-Day Done Right Promise, so if the seal shifts or fails within a year, we come back and make it right.

DIY or Call Us?

DIY or Call Us?

This is one of the safer garage door repairs to attempt, though it’s not without its pitfalls. You can inspect the seal yourself: press it, look for daylight, and measure the T-channel slot with a caliper or ruler. What goes wrong on the DIY side is usually the retainer removal. Old aluminum retainers are screwed or riveted into the bottom panel, and they corrode in Mesa’s monsoon humidity. Stripping a screw or bending the retainer turns a $100 job into a $250 job. The other common mistake is buying a generic seal online that doesn’t match the Amarr channel width, then wrestling it in with soap and a screwdriver only to have it sag out within a month.

If you want it done once and documented, call us at (520) 391-9660. We carry Amarr-compatible seal in T-channel and round bead profiles on every service truck, so the swap is typically a one-visit job.
