The homeowner called at 6:40 a.m. because the door had slammed down overnight and wouldn’t lift. Our technician found a single torsion spring with a clean break at the coil, which had overloaded the opener carriage enough to strip the trolley teeth. We quoted a matched spring pair with a written price and scope before touching a bolt, replaced both springs, and reset the opener limits. The photo record shows the failed spring in the technician’s hand next to the new pair on the shaft, so the customer saw exactly what they paid for.

The opener had power but wouldn’t respond to the wall console or either remote. Our technician opened the unit and found a burned relay on the logic board, consistent with a power surge common in Red Mountain Ranch during monsoon season. We quoted the board replacement in writing, installed it, and re-paired all remotes and the keypad. The before photo shows the scorched board under a work light. The after photo shows the board seated and the opener running a full cycle. Customer kept all three remotes, no replacement needed.

This door sounded like a box of rocks every time it moved. The vertical tracks had pulled away from the jamb on both sides, and four rollers were worn down to the ball bearings. We re-shimmed the tracks square to the opening, installed new nylon rollers on both sides, and adjusted the opener force settings. The customer got a photo of the old roller next to the new one, sitting on the tailgate of the truck. The difference in diameter tells the story without a word of explanation.

A Friday night call, because garage doors don’t keep business hours. The right-side lifting cable had frayed through three strands and the door was hanging uneven with about a 2-inch tilt to the left. A cable under that kind of load is genuinely dangerous to work around, so our technician locked the door down, released tension safely, and replaced both cables as a matched pair. The after photo shows the new cable seated in the drum groove and the door level on the floor. Dispatch sent the technician’s name and an on-the-way text before he left the shop.

Weather Seal and Threshold Job in Alta Mesa

Alta Mesa gets its share of wind-blown dust, and this garage was collecting all of it. The bottom seal was cracked in four places, and the concrete had settled enough to leave a visible gap at the southeast corner. We installed a new bulb seal, leveled the threshold with a proper floor transition, and called it done in under two hours. The after photo shows a dollar bill slid under the old corner gap and stopping at the new seal. That’s the kind of evidence we’d rather show than promise.
